Perhaps the 3,000 hit and 763 home run incentives ratchet it up to $254.

There is also ~$10MM coming his way after the contract where he’ll remain employed by the organization in some manner post-retirement… Perhaps this money + milestone incentives make up the other $14MM?

The rumors I've been hearing are that the extra $14M is part of the 10-year personal services part of his contract.
Those are just rumors though. With a guy like Pujols, determining all the minor details in his contract can take a long time to process. Eventually something will come out about where that money is coming from. It could just be a signing bonus. Who knows?
